    Hi,
I have a second mortgage on my home and it has some delinquincies on my CR - 2 times 90 days, 3 times 60 days 1 time 30 days - all of them in 2002. I have just paid off the entire balance and I would like to know what the best way to have delinq removed is. I think my husband once disputed one of the late charges before these delinquencies with equifax and they probably didn't respond. It is now being reported "status as of 5/2003: paid or paying as agreed", but what is the best way to get these late payments off?
    Thanks
    Jo

Disputing delinquncies on a paid off/closed account can be risky. Sometimes the CRA's will delete the lates and often, they will DELETE THE WHOLE ACCOUNT.

I have disputed lates and have had both, the lates removed and the entire accounts deleted. It is really kind of a russian roulette.

Although in your case, I would take the risk and dispute as never late, those 2 (90) day lates and sixty days **probably** would do more damage to your credit than not having the account, especially if these are recent lates (last two years).

Have you tried a goodwill letter to the mortgage company? Many have been successful with creditors deleting lates after goodwill letters.....you can write using Planet Feedback (PFB).

I'm wondering if its such a bad idea to have this tradline removed. I already have a first mortgage which is being reported as never late . Also this payoff was not the result of a chargeoff or being put in for collection, I just didn't want to pay the high interest rate anymore so I voluntarily paid it off - as I said it is being reported as "paid or paying as agreed" I just dont want these other delinquincies on my report. Any suggestions?
