I know you are scrambling right now, trying to figure out the fastest way to get all this fixed, just like I did and I'm sure a lot of other people on this board did when we first started credit repair. Take a deep breath and start slow. When I started, I felt so overwhelmed because I thought I had to do everything at once... every dispute, every negotiation, every letter to every creditor. It's exhausting. You said you talked with some of these companies about these accounts... what did they say? Do you have the dates of delinquencies for these accounts? It sounds like some may be out of the SOL, which is a good thing. What dates do you have?
"Since we live in WI, and it being a marital property state, they have to use my info as well, even though I work VERY part time and we don't even want to use my income as part of the loan, they have to..so..there are a few things I Need to clear up." This is not true. Since your husband has the good credit and income to qualify for a mortgage, all he has to do is go and apply for a loan by himself. YOU DO NOT HAVE TO BE ON THE LOAN! Since this is WI you will receive a letter via mail that your husband has applied for and received financing for a mortgage. Tell your husband to go to a reputable bank and apply for mortgage in his name. It's that simple.
I live in Washington which is also a community property state and that's what I did when we bought our house. My wife is on the title and had to sign all the ownership papers but the loan is in my name alone. The mortgage agent never asked anything about her, but, of course the escrow agent needed all her information for the ownership-related forms.
Please keep your fingers crossed again for us! I went through a highly reccomended mortgage broker here locally and he said he see's no problem at all getting the loan, he'll be calling us back in a few hours! YAY!
We got the loan! With both of our names on it as well! Awesome interest rate 6.25% locked in! Now..off to fix my credit without stressing about it! The hard part of getting a home loan is finished!

Just thought I'd throw an update in here! We put an offer in on a house and we close on 11/26! Honestly a month ago I never thought I would be in a house this quickly, I thought with my credit I'd be in the renting life for at least another 1-2 years with a grumpy husband at my side b/c of me we couldn't get a mortgage. I spoke with a highly recommended mortgage broker that I know a few people used and he was fantastic and we had no problem getting a loan and with a great rate of 6.25% for 30 years fixed! The house is fantastic and move in ready, everything has been redone and updated within the last 6 months, I am so excited! Thank you to everyone on this board, you are all amazing, and I will definitely be around, now that this huge step is on its way, I am going forward with working on my credit and repairing it for down the road, I will never EVER be in this position again! Thanks again!
I'm sure glad you were able to get your house. Now you have a hard fight on your hands to cure your credit woes. Cheryl, a lady who was on our regular Friday night conference call learned how to get the job done correctly and with the greatest chance of success. She was primarily interested in cleaning up her husband's credit which is in a shambles. After reviewing her situation we decided that it will be far better for her to clean up her own credit first and then go buy a house in her own name and leave her husband out of it in order to get out of the cramped trailer house they were forced to move into. She has several adverse reports on her credit that should not even be there so she will get those off first. Listen as she tells her story herself.
