Let me first start by saying that I love this site. I am currently in escrow for a home, but I am finding that the bank will not lend me the money based upon my FICO of 645. I need to get it to 690 to get approved. I have had a couple of charge offs and collections that are ruining my score. I have spent countless hours over the last couple of weeks calling on each of these account to get a letter stating that the derogatory was their fault so that I can submit the letters for a quick score for the bank. I have been unsuccessful thus far. I just found this site and I have been reading some of the posts. Would a service such as Apex's be a good idea to raise my score or eliminate some of the derogatory items? Could they do it very quickly? I am desperate. I have $10K in deposit that I could lose, not to mention the house itself.
How is the derogatory their fault? Who are the D's from? As for the 10K there should be a statement in the contract saying deposit is given back should you not be successful in getting a loan,and also contingent on home inspection etc. Did you not go thru a broker to do the down payment? Woofer
The derogatories are from AT&T for an improperly closed account on thier side and from DirecTV for charging a service that I did not have. Given the way that they closed the account I did not find out about this until applying for the loan. As for the DirecTV, I had paid the fee in time before it went to collections. I have been trying to get a letter from each one to tell of the error, but I have had no luck. Are there any services that could quickly raise my score? Or are there any actions that I could take such as paying down credit cards?
Unfortunately, there is no quick fix by disputing with the bureaus. If you are above 50% of your credit limit, paying these down to 30% *might* get you the points you need, but you would need to pay these right away, and convince the cc companies to update your balance with the bureaus rather quickly. Its been years since I was in Real Estate, but in Tx at least, all contracts called for the return of deposits if financing falls through. While losing your dream home is disappointing, you might look at your contract again to clarify the loss of your deposit.
In short, yes, we may be able to help but, as Jlynn stated, it would take us at least 30 days or so . . .
