"Comment" section on Credit Report; Need advice

    First let me thank everyone for their post and advice on this forum. I wish I had seen this site a year ago when I began working on my credit so I wouldn't have made some rookie mistakes. I am in the process of trying to qualify for a home loan so I can purchase a home in the next few months. Luckily with all the advice, I have raised my score over 100 pts. So, Thank you!

    Secondly, I have a few outstanding items I am working on but keep getting the run around and not sure what my next plan of action should be. When I began cleaning up my credit, I disputed a few items thru EFX that I wasn't sure what they were or if they were mine (they are under negative accounts and not collection accounts). I don't remember getting anything in the mail stating what they were for, just that they were 'verified' to be mine from EFX.

    Fast forward to the past month. When working with my loan company, they feel that I will be able to get a loan with these items on my credit BUT there is an issue. In the 'comment' section on my credit report, it states "Customer Disputes this account". The loan officer told me that we cannot move forward until those comments are removed. I called EFX multiple times to remove the comments and they state they are unable to remove comments without the creditor OK'ing it. I have called the 2 creditors and they tell me that they do not put those comments so they cannot request them to be remove them. Both creditors did tell me that I can fax them letters to request the comments to be removed and they would review... and I did a few weeks ago but haven't heard anything back.

    Has anyone had any experience (and success) on how to remove these comments from your credit report?!?!?!

    So both creditors said they could not remove the comments because they didn't put them there, but they also said to write them to request removal? Hmmm...I don't have personal experience w/ this, but it sounds like they hold the cards on this one. I would follow up both by phone and letter to find out the status.

    You could also consider attaching your own statement to your credit report explaining your credit history in your own words. Check out this article on how to make it happen: 100 Words That Can Change Your Credit History - DailyFinance

    Thanks for the response Jason. Yes, both companies said they didn't put the comments BUT I could write them letters. I have thought about just paying them off but neither company will let me "pay for deletion". I am afraid my credit score will take a hit once I pay (since that happened to another small medical item I paid off). That is why I am hoping just to get the comments removed. I will read the article you posted this weekend to see if I can go a different route. Thanks again!

    Jason.. I just found this (don't want to post the website but here are the comments. I can send you the link in a PM if you are interested).. Apparently this is going to be something new that everyone will have to be aware of when applying for certain homeloans

    Recent changes in underwriting guidelines with Fannie Mae, Freddie Mac and FHA now prohibit a loan to be closed with accounts labeled "Consumer Disputes This Account". If you are running into this issue reporting on your credit report it can be very frustrating to remove this information. Below we have made a detailed list of how to rapidly remove these accounts in dispute on your own.

    Ask the bureaus to take the accounts out of dispute:
    The customer support rep that you are speaking with can tell you if the remark is reporting from them or the creditor. Tell them “THESE ACCOUNTS NEED TO BE TAKEN OUT OF DISPUTE”
    Find out a timeline for the accounts being taken out of dispute
    Obtain the credit report or dispute identification code to follow up on the process online

    Accounts in dispute with the creditor:
    Some accounts may have been disputed directly with the creditor – they are required by law to update your credit report to show account in dispute. To remove this comment you will need to contact the creditor directly.
    Some creditors may press you to pay a balance on the account and it may be a step required to do if the creditor is unwilling to provide documentation.
    Press the creditor to get a letter faxed while you are on the phone with them that this account is no longer in dispute.

    Issue’s and FAQS:
    We have found that some accounts (few) have never been disputed but are showing that they are in dispute. This will take persistence to get the company to send information that the account was not in dispute and you may need to climb the corporate ladder to do so, but it can be done.

    The run around – if the credit bureaus tell you that they did not place the dispute comment on the credit report and they cannot remove it tell them you would like to initiate a dispute that the account is not in dispute. They control what is posted on your credit report and can remove the information.
    If the creditors tell you they do not have a letter for this simply tell them that you still need one because they are reporting inaccurate information on your report that needs to be deleted. You may also get them to update their online dispute system (E-OSCAR) with the bureaus to remove any comments.

    Wow cherie what a great comment do you made on credit reports seems like you are the great credit officer because I found that many of us don't even have knowledge of small things about credit cards.You have good knowledge keep it up and thanks for sharing...
