WOOHOOO FHA....6.15% 150k

    OK. I am really geeked now. I THOUGHT that the FHA limit for my county was 144,900. Nope! We are one of the only counties in MI to offer a higher home limit (houses are more expensive here) We were just approved for FHA 6.15!!!!

    Thanks for posting your story. It gave me the incentive to get my lazy butt of creditnet and over to google to check the loan limit!

    Congrats on the FHA! I guess you're not necessarily "stuck" anymore!! (Maybe ohnoapproved???!!!!) LOL

    UGGG one bad thing. They pulled another report today after they told me that they were not going to. Just checked. They pulled all 3 again.

    I am already imagining what I am going to do to this house. It is quite large. 2500 sq ft (it was a duplex) 3 bedrooms down and one up. It has a very nice country porch, a nice big desk on the back, a brick paved sidewalk that leads to the front porch, 2 1/2 car garage, a "Michigan basement (ok that is kinda scary), and a HUGE fenced all the way around yard! I really can not believe that it was listed at this price. I am going back tomorrow to take pics. There was not even a sign in the yard yet! I found it by accident when I was being nosey and listening to the lady in the grocery store talking about putting it up for sale due to a wonderful job offered to her hubby. She mentioned the name of the realtor so I decided to call. I thought that it would be WAY to high. It is so what I wanted. It reminds me of the houses that you see in the movies in the neighborhoods with the kids riding bikes. Not the new neighborhoods with the 3000 sq feet houses on a 4000 sq feet lot) OK I am losing you for sure by now. Sorry! I have not been this happy since I gave birth to my son!!!! Thanks creditnet!!!!!!!

    Congrats to you, ohnostuck. Whatch with the "woo hoo's" now, Greg may have to come along and try to ruin your happines also. Congrats, it is very exciting, I am thrilled for you, truly.

    LOL That is OK I cannot spell when I am wide awake!

    I must admit I think that I have an obsessive personality. I have went to the Indy Mac site like 5 times since yesterday. I keep going to the loan status page and reading APPROVED!!! Then of course I go look at the rate...lol

    I locked mine Iamsam, did you?

    We are still working on mine, we have a few collection accounts and one big charge-off repo account. I can pay the small collections with no problem and am trying to take care of those now, the repo from Household is up in the air, I am not sure what we can do about that or what they will require to be done. My loan guy was doing some creative planning for me and was going to call me back this week, I am going to lock it in just as soon as we get the final approval. He had thought he might have to send us back to the other department (where they wanted 11% interest and 15% down), but I begged him not you and we will work something out. I haven't found the house yet and our stocks that we are using for the dp aren't due in until about the middle of October.

    Congrats again, I am very happy for you.

    That's awesome!! I'm so happy for you!!

    I'm going to have to start at some point next year shopping for an FHA loan.

    Any tips or advice on how to find a good lender or other things to consider???
