It takes a heck of a lot less than 30 minutes for me to do a turndown: 60 seconds typing name, ssn, address into point 15 to 20 seconds to pull a tri-merge 35 seconds to print it (more or less depending on history) 5 seconds stapling the pages together 10 seconds to review report 15 seconds to check 'Delinquent Credit Obligations' and type my name in a box 10 seconds to print out 2 copies of turndown letter 2 seconds to hand one copy to client and at the same time jam the extra copy into their folder total time = anywhere from 2 to 3 minutes
It all depends what state you are in, but I think for the most part they pull EQ or EX. Check millcbs.com, but I have a feeling that you already have. Charlie

Honestly, no broker is going to turn you down that fast. I will at minimum sit down and go over the entire report with anyone that comes in looking for a mortgage whether they have upper 700s or lowly 500 scores.
