Wondering if anyone could tell me what their opinion would be on this: First time home buyer with a credit rating of 592 median, for 135,000 @ 8.65% and no money down. Just wondering what some of the people on here think, any thoughts are appreciated! I don't know how competive this is yet..

But considering your score, it's not suprising....I think I was low, LOW 600's when I got my first mortgage in 2001....my rate was about that, almost 9% ....now, I'm under 6%....through refinancing....my thought, people have and were paying higher rates, I'd rather own than rent......good luck to you

not very high actually if the lender is paying all of your closing costs..when you say no money down...are they paying all of your closing costs ?
No, I am paying the closing costs, around $1700, if I rember correctly. Just no money down as far as the traditional 20% down. Will I have better luck if I go through a Mortgage Broker?
Yes, in that case the rates are high and you would be better lookign at other options OR just telling your current lender that you believe the rates are high and if there are other programs avaialable that would get you a lower rate.
