i would appreciate options for the following situation:

i am 100,000 in credit card debt haven't made payment since oct. 08
i am in debt settlement program since oct. 08 but haven't made payment since oct. 09
citi judgment against me for 24,500 and lien put on my house
haven't paid mortgage since sept. 09
chase ARM loan scheduled to adjust in 2011
applied for loan mod. denied twice. thinking of trying again by myself or hiring a lawyer. i want to keep my home.
loan is 134% of est. home value
mortgage, property tax, insurance, and HOA is 54% of gross income
mortgage alone is 39% of gross income
just got a car title loan for 3200 to be paid off in 2 years (6700 total payment)
have another car title loan balance is 5500
have 2 payday loans 120/mo. each. payoff is 500 each

in other words, i'm in a world of hurt. want to keep home and cars and get rid of debt mess. considering ch 7. can i keep home and cars if i do ch. 7?

Yes, it sounds like you have a lot on your mind these days. You definitely need to speak with a bankruptcy attorney.

I am by no means an expert on bankruptcy issues, but I'm fairly certain that if you have no equity in your home or cars, then you may be able to keep them in Ch. 7 if you can pay any liens and save them from foreclosure or repossession. But the laws vary from state to state on what assets are exempt, and you really need to get a professional's opinion who understands the laws in your state.
