EDOGGIE!!!! I finally freaking made it. Just closed on my house tonight. Even walked away with $3,500 at the closing table . Six months ago, I was in the trenches with low five hundreds. Now I have a home Thanks Cnet. I'd like to give special thanks to some collection agencies I sued and use their moeny to furnish my house .

my scores were 549, 562, 478 (TU FAKO Score) when I started, Now my scores are 636, 631(Ex), and 675 TU (FICO) I still have some derogs. they are more than two years old though.

There terms of the loan was that is was a 80/20 (Heloc) The 80 percent is the first mortgage at 6.625%. (I applied for this almost 5 months ago so maybe I could have gotten a lower rate more recently. But also consider this was a no money down loan -- 100% financing and some lenders tack on a point for this.) The 20% = 3.5 + the prime rate (whatever it is). Again, I didn't have to put any money down and walked away with a nice chunk of change at closing. I did my loan through Countrywide for those who are curious.
