Apartment App Question

    Hi All,

    I have question regarding an apartment, My EQ Fico is 619 and I'm looking to move when my lease is up before the rent increase hits. My wife and I make a pretty good income and we want to move somewhere closer to her work.

    Does anyone know what the minimum fico is for getting an apartment?

    None of the apartments I have ever lived in check the 3 credit bureaus. They have their own bureau which they check to see if you have ever skipped out on another apartment. Your FICO does not matter.

    Okay, I guess that makes sense. A few years ago I was denied because of bad credit. I was late on every tradeline except for rent and car when I was laid off by my gutless employer whom shall remain nameless, but the CEO should have plenty of time to think about it while he serves time in a Federal Prison.

    On a brighter note, I have 5 good tradelines and 2 old baddies on EQ and TU. The baddies are about 3 years old, neither is a utility or related to a previous landlord.

    Where I live in California, your FICO and/or Credit Report matters far above your past history with rentals. Apartments and most rentals are handled by property management firms. I have a stellar rental history but a few CC chargeoffs from a couple years before caused me to be denied by 5 different property management firms for a average priced rental. EVEN THOUGH we had NEVER BEEN LATE on rent in 12 years of marriage. I am a little bitter over this process. My current landlord who I have now rented from for 2 years since that fiasco verifies history and employment mainly, credit secondary. But it is a tight rental market so they can pick and choose.

    we are in FL, have fico's at 477 -553, depending on who you pull and which cra. Anyway we have a judgement and a bk showing on there along with many medical and a couple of utility bills. The medical are what our insurance was supposed to pay but didn't, and the utilities most are not mine. Anyway, we just signed the lease today on a beautiful apartment, had to pay first months rent and a $200 deposit, which 1/2 of it is refundable upon moveout in 13 months. not sure what they went by to make that determination but it was beautiful signing that contract with someone today that isn't holding our past against us.

    1/2 REFUNDABLE???

    "IF" it is only 1/2 REFUNDABLE...then 1/2 IS EXTRA RENT...NOT A DEPOSIT!!!
