Okay a friend is attempting to lease an apartment. The application was disapproved. We are looking for a quick fix. The reason for denial was for an old apartment. They charged him $1200 for not cleaning and other items. Now those items are showing up on his credit. If we dispute those items with either the CA, OC, or CRA will the apartment complex still be able to see the $1200 item??? In other words will they still have that $1200 as a reason to not approve his application????

Does the $1200 show on his reports from the name of the apartments (i.e. Creek Meadows Apartments) or is it through some collection agency. I guess what I'm asking is that is there anyway from looking at the report the leasing office can tell that the $1200 is owed to another apartment complex? If so, then I think you are really out of luck. Most leasing offices will not rent to you if they know that you owe your former landlord money...even if it's paid. Maybe you can call them and ask what it would take for them to be able to rent to you. Even if you disputed it with the CRA, it still might show up on thier report as account under dispute.

Even if you dispute items, they still show up on the report. They will just say they are in dispute/investigation (unless it's TU, in which case it won't say anything different). If it's EQ it won't factor into the score when it's in dispute, but it will still show on the report. Hope that helps. Sorry, there really isn't a quick fix.

In which case you would still get turned down .
