ARG! I hate this & I want 2 give up

    I don't usually whine, but I'm having a big pity party about right now.

    How does anyone make it through this without banging their heads against a wall? How in the world
    can anyone get these messes cleaned up?

    I hate this! I hate this!I hate this! I am so frustrated. I'm sorry - this might be a bit long.

    On June 14th, I wrote to the 3 CRA's and simply disputed the incorrect public records, the nonPP credit pulls (it was worth a try)
    and to correct personal information. That's it.. NOTHING mentioned about any accounts.

    Yesterday I heard from EQ and EXP. EQ simply sent me a letter with "here is the CR you requested". That's not what I did.
    EXP sent me a form that was to "assist me in understanding my correction summary", only there wasn't a correction summary. Under "items we investigated" it is blank.

    Today I hear from TU. The first thing they sent me was a copy of their policy retention. On the back of the letter it says: (it's a very scattered letter which really makes no sense) "Re: Verification Documents not available ..... additional question direct to creditor(s)".

    They also sent me a list of all of the creditors and their addys which I did request in the letter. Then the last thing they sent today was a letter that said "we have completed our reinvestigation and the results are shown below"... and they enclosed another report.

    Here is what I don't understand, well a part of what I don't understand.

    First - On TU, they now have my Dh's DOB as mine. (I'm working on his first). I went back and checked my letter to them and no where to be found is my DOB. How did this happen?? And of course, the CR is updated and now all 3 CRA's show each a different DOB.

    Second - They deleted ONE file on TU. ONE. Ok, better than none BUT.... here's the problem. The account they deleted wasn't an inquiry nor was it a public record. Instead, they deleted a collection account. Now how can THIS be?!?! Furthermore, I just sent out yesterday a dispute on the actual accounts. If they did this without my asking them originally, they'll think that I'm being frivolous.

    Third - On the letter "policy retention" it says the following: Voluntarily dismissed bankruptcies, regardless of the chapter filed, are reported for seven years from the date the bankruptcy was filed."

    When we were young and stupid.... no, young and ignorant, we filed a BK in 1995. We felt bad/irresponsible (and no one told us it would still stay on our records) so we voluntarily had it dismissed. Again we struggled in 1996 (many bk companies in Calif. that year) and filed again, again voluntarily having it dismissed. So according to their "policy retention" both of these (which I did write to them about on the 14th of June) should not be on the CR. And of course, they're still there.

    All of this said and done and again, I'm really sorry for the length - here is the center of my dilemma.

    For reasons that are too long to go into, we've given notice where we live. They're letting us out of our lease and we're only to happy to escape as quickly as we can. Recently we applied for adoption and we've become licensed foster parents. In foster-care, not only are we licensed, but the actual home has to be also. In 6 short weeks, we need to be in a home - purchased - but are currently sitting on mid 550s scores. Overall, we need to fix our credit. But the need to improve our scores is what lead me to this wonderful forum. If we "rent/lease" again and wait to buy, we'll have to not only have the next house licensed, the kids will have to be placed somewhere else until that happens -- and these kids have seen enough.

    So I'm pleading for help. I don't know what to do next - I don't know if I'm doing the right thing in my disputes. I've sent off disputes on accounts to the 3 CRAs and much of the stuff is past SOL - making them obsolete. But now I have more of a mess with TU, I have no idea what EXP and EQ are doing and I don't know if I'm attacking the right things to get the most significant jump in scores.

    No wonder your frantic, six weeks is not a lot of time given the CRAs have 30 days to investigate disputes.

    Although you are starting out the "right" way - clean your credit, then get a mortgage, you have a lot of things to consider that have much more value in life then credit.

    Have you talked to any mortgage brokers? Some loans are not score driven (I believe FHA is one of those). It might be best if you sit down with a broker, go over your credit reports, and see EXACTLY what you need to do to get in a house.

    I've talked to several -- all want the score bumped up to a min of 585 with the exception of one that thinks he can do it at 560. Unfortunately, I've found that after CNet, I know as much if not more than they do about this ... usually more.

    We looked into FHA and we even have a VA that we could use, but FHA only goes to about 160K (we need a 5 br and where we're at that's about 40-60K too little). We were told the VA would require the house to be taken off the market while the VA does their own appraisals and what evers, which can take up to 6 months.

    Now I'm stuck because I have no clue what to do with the information I got back from the CRAs.

    Thanks though jlynn. I don't mean to poopoo your ideas. I read of so many successes here and it feels like I'm treading mud. I'm trying to get over my pity party and go on, if someone can just direct me to where. Any ideas?

    Are you trying to do 100% financing? Full doc? Do you have open collections? I do know of a company that will do 100% with as low as 520 (open collections MUST be paid and have to have 3 tradelines).

    BK's can stay on 10 years from what I've been told, but I doubt that is keeping your score down.

    Hello Loan Queen. Yes we're trying to do 100% with full doc. We were going to buy the home we're currently in only to find during the lease time, it's full of hidden problems. We have some new open medical collections that we're trying to get rid of - my problem is that we're having to spend the $$ to move - leaving us with not much to do pay to deletes. Then again, not a lot of time to get them in and dropped off the CRs.

    The owners will not give us a good reference (they're not happy that we aren't buying their home now) but we can show 2 yrs of rental payments at $1600+ a mo. The brokers have said cancelled checks would work.

    As to the TLs, we didn't know how to rebuild credit after the bk so the TL's we have are prior to the bk 3 years ago. We had one recently but they had an error on their reporting (saying 120+ late and it was current and pd) so instead of making it a + TL like I asked, they just deleted it. Also, we just bought 2 vehicles (late 99 models) and paid off their 36 mo note in approx 25 months. It's great BUT they aren't reporting to the CRAs. We've asked but they only gave us a letter.

    What I've been told by some is that you can get the loan (with the right FICO) and add in the $$ needed to clear the collections or unpaid judgments (that area on the CR is messed up too).

    YES, THAT WILL WORK FOR MOST LENDERS.

    Also, we just bought 2 vehicles (late 99 models) and paid off their 36 mo note in approx 25 months. It's great BUT they aren't reporting to the CRAs. We've asked but they only gave us a letter.

    ASK YOUR BROKER IF THEY CAN HAVE THOSE ADDED TO YOUR CREDIT REPORT. GIVE THEM THE LETTERS AND THEY CAN GIVE IT TO THEIR CREDIT COMPANY ADD IT.

    What I've been told by some is that you can get the loan (with the right FICO) and add in the $$ needed to clear the collections or unpaid judgments (that area on the CR is messed up too).

    LENDERS WILL NOT ALLOW ANY JUDGEMENTS OR ITEMS AFFECTING TITLE. SOME WILL ALLOW MEDICAL COLLECTIONS WITH A GOOD EXPLANATION.

    Keep working on getting your score up to 580. Is that FAKO or FICO? Also, ask your broker about adding good tradelines (cell phone, utilities) or borrowing a tradeline from a family member or friend.

    Keep your head up...and fight!!!!

    You got 2 options here. Either quit and wait out the 7.5 years for the reporting of the CBR's to fall off. Or, suck it up and keep on with your letter capaign. Complaining accomplishes nothing but wasted key strokes.

    Thanks for this suggestion Loan Queen. I didn't realize that they could do this. I did call the autodealership today and they said they would manually put it in.. and after a pause, he added he'd have to find out how. I will nicely remind him tomorrow. If all else, I can do what you've suggested.

    Well one was released, nothing should affect the title and the others, well I'm trying to get them off. There's 2 that we have no knowledge about and one that was in our bk and somehow it's listed as a judgment. I'm going to do pay to delete letters tomorrow for the medical.
