bigger steps-buying a condo

    Got preapproved two weeks ago for more mortgage than I used - made an offer on a place and I'm closing - in theory - in March.

    Putting 5% down, closing costs picked up by seller. Don't know who my 80/15 is with yet, but the rates sound great and I'm locking in for the sweet fixed rate for a while.

    Thanks to what I learned here, got my CR "mortgage ready" and I'm now about to be the owner of a big, fat mortgage!

    Yeah, that's been my MO. I have an offer from Househould that expires the 14th. I'm sure they'll send another offer - they sent this better one after I passed on the orchard card w/an annual fee.

    Good luck! My closing was relatively stress-free but everything leading up to it was anything but. (Had to deal with sellers who were in China and didn't even have access to a fax machine! In the time it took them to get access to a fax to receive our offer and sign it, another offer came in, we had to match and it was $1k over their reduced asking price. If they were in the US we would've been out of attorney review and wouldn't have had to worry about that offer at all.) And my purchase was relatively smooth compared to the horror stories I've heard.

    But having your closing costs paid for by the seller is a great deal and definitely helps out at closing cause you're gonna need cash (and credit) once you close! Believe me, it's like someone opened a drain and my cash is now pouring out!

    But now I've got Chase Ultimate Rewards Plat and Amex Gold in the mail and my biggest credit goal now is getting approved for a Visa Signature or Amex Platinum card.
