FICO scoring is based on what software version the lender is using. If a lender uses an older version, the scores can be completly diffrent based on how the software weights each item of information.

that's odd. I had a insurance inq. go from Jan 2003. Maybe it has to do with the company?

Well, now you have. I applied for a mtg. the bank/lender (not mortgage broker) pulled a report on 5/7/03 and it's listed as miscellaneous on PG. It does list the name of the bank, it lists the name of the reseller CDS. They are the Exp. affiliate for FL. It shows CDS for all three bureaus, it does not show the name of the bank or list it as a mtg. inquiry. I don't know where you get your info. from but that is what I KNOW as of 6/7/03! When you call CDS at the office number, it asks you about your exp credit report or if you want their mtg. dept.

    DEVEN,

Where did you pull this 3-in-1 report from?

Indeed most mortgage banks do use a 3rd-party repository to pull the reports.

A big reason is because the software that runs the algorithms to produce the desire risk factor protection that each individual lender wants customized is quite expensive--even by industry standards, (the NextGen FICO software is even more expensive). Why, many lenders haven't upgraded for years and are still using near archaic version of FICO generating software.

So lots lenders (large and small) use 3rd-parties like First American Credco, Mortgage Services and Landsafe to "do the dirty work" for them: i.e., pull the data, customize the filter(s) with regards to the lenders risk tolerance and apply the FICO algorithms to calculate the final score.

Hope this helps by way of a long-winded explanation.
