Hi you guys. you always give me good advice that why i need to ask this question. Just move to Michigan to live with my mom until we get on our feet. I will hAVE a good job next week. So, therefore me and my wife will be looking for a house or apartment the following week. My credit sucks so finding a place to rent will be very difficult. When i lost my job in florida 6 months ago, I couldnt afford to pay for our apartment so we was evicted. My question, how will my odds be on renting a apartment in Michigan. I have new address and new Driver license (MI), which I got be not turning in my Florida ID. Do you think with new address and new drive license number will help us get into a place to rent? I know nothing about Michigan renting, but I am wondering if when they run your social security number through, the stuff will pop up. I wonder if you offer a larger deposit and/or prepay a month or 2 in advance, they will be willing to take you and overlook your other stuff. You can probably ask them ahead of time what they look for creditwise, and see what they say. I would ONLY tell about my past if they sound like they might rent to you. I've heard some other people suggest looking into a small, privately-owned apartment complex. They may be more willing to rent than a large corporation-type run by a property management company. I was in the same situation earlier this year. Just kept looking and calling until I found a match. My landlord "wanted" to rent and was tired of looking for someone that would pay on time and not bounce rent checks. I was 1 month into a new job. I wrote a deposit check = to one month's rent, he faxed the rental agreement, I signed it and started moving in. There have been some issues regarding the repair of things. I want heat, A/C and a dishwasher that works and he doesn't want to spend the money! Oh well, this isn't the hill I want to die on, so I'm channelling my anger and energy into credit repair so I can buy a home and get the H*** out of here. Stick with it. You will find something.
My husband and I have rented four different places in the last eleven years and no one has checked our credit even once. Your best bet is to skip the big complexes and look for houses to rent. We live on a nine acre farm in PA with a nice 3 bedroom house , a pond, a creek and a horse barn for dirt cheep. Look in the papers. Not every one checks reports. Most will say so in the ad, if so do not waste your time. Good luck.
I rented from a Realty company that wanted to run my credit. I simply told the guy that my credit was weak and to "be serious! If I had good credit, I would own that house instead of renting it!" He did not run my credit and I rented the house anyway!
I agree. When we needed to rent a house and had iffy credit, I was upfront with the realty company and told them what to expect if they ran my report. They did run it, but I still got the house. They said they had to have the report in their files, but that they score really wouldn't be a problem.
Most large PM companies run a country wide UDR in addition to a credit report. A UDR is an Unlawful Detainer Report, that lists dates & addresses that you were filed on for non-payment (& sometimes late payment) & evictions. Money owed to a PM company will only show up on your credit report if they have obtained a judgement against you. If there is no judgement & the new apartment community does not run a UDR, you can probably rent without your previous eviction being a problem. With the rest of the posts, I too agree that it will be easier to rent from a small owner now until you can get back on your feet. Good luck & congratulations on your new job!
