I have an opportunity to purchase a new home built by my father inlaw. Appraised for $335k need to borrow $205k. I have 4 large ($30k+) cc chargeoffs from late 01' credit was perfect until a job loss in 2000. I am now in a position to offer lumpsum settlements on these accounts instead of a down payment. My scores are in the upper 500 range. My dti is good & there is no open credit. I can prove my income. I have about 8years of prior good mtg payments. Are any mtg lenders doing these type of loans? I have already validated & disputed with some success but I need to close in Feb. or Mar. No collections or judgements are on my reports yet.
