FICO score for decent mortgage?

    Curious about my situation if you can help...

    Had excellent credit up til last year where we filed for BK7 and it was discharged July 2003 (the house was sold the week before we filed for BK7, and I never got da money from the house sale...long story) but mortgage was always paid on time and paid off in full... currently I pay rent always on time.

    I have full time job... my wife will get a job in Florida once we move from southern Colorado this summer...

    Obtained American Pacific Bank secured visa with $300 limit (My wife and I really don't want to get more credit cards)

    All bills (rent, phone, auto insurance, etc. etc.) never late...

    August 2003...checked FICO scores... me... average 550 wife... almost 600 ... could have gone up since then...

    Would like to purchase house in summer of 2005 in Florida so that's 2 years after BK... is it possible to get 100% loan (no down)?

    Also heard about FHA's new program (If Bush signs it) that closing cost CAN be rolled into loan... e.g. 100% loan... do you know about that?

    It does work! And this forum works also people like you make it work and us laymen really appreciate it.

    I will know more about when I will be able to apply for mortgage after the final investigation of my report. I hope to buy early summer I think.

    Hello Ms. Queen Loan..

    I am new to this forum and I've done lots of reading, but I still need guidance with my specific situation. If you can help me with suggestions here, I could just cry.

    My biggest nightmare is my credit report and that I am a single income mom.

    My equifax score dated 2/13/04 was 564 and TU is 530. Please see below some details.

    Reviewing my Equifax, I have a BK7 that was discharged in 1996. I also have a charge off from Capital One Auto Fin from June 2002 in the amount of $7655.00. I have 4 collections and they are from Oct 2003 and Jan 2004 (these are the reported dates).

    Unfortunately, I also have some 60 and 90 days late payments and the most recent was 5 months ago on a revolving account. I have only two revolving accounts with total debt of $1583 which I am making on time payments.

    I have a vehicle that I pay $297.61 and the payoff today is $$4092.

    So, having said all that, I am lost as to what I need to do as far as getting approved for a home loan mortgage. I've done the mortgage calculator thing and it says I can only get a 45K house!. Houses here in Houston, Texas are at selling pricing beginning in the 70s!! I am really concerned if this is true. Oh and that loan amount was for the FHA loan w/o the car payment!!!

    I am so confused that I need some light...

    Any suggestion or help you can help me, I would appreciate it so much...
