Help before buying home!

    Hi all -

    I'm about ready to get pre-approved for a mortgage (1st time buyer). What do I need to do before I apply, as far as credit reports, financials, etc?

    when are you looking to buy? most programs require 2-4 years from discharge. there are mortgage programs out there that will take less, but you will probably have higher rates/fees/downpayment requirements.

    True, most lenders want to wait 1 or 2 years out. But there are some lenders who are willing to work with you sooner. Luckily, I found one who is not offering me a scam with all kinds of crazy fees. I realize the interest will be a bit higher for me than for someone will impeccable credit, but that's now new.

    YOu have to do the research. THere are many lenders out there, you just have to find the right one for you.

    PS: I'm looking to buy this Spring/Summer.

    i do mortgages for a living - so yes, i know there are people out there that will do them.

    if you already have a lender...i guess i don't know what your question is. they can help you figure out what you need to do to qualify.
