OK ??? I got screwed by the company that managed my properties for me big time. to make a long long story very short, I got rid of them and now have to eat their SH1T. well..... my wife was Ill, I am moving, lotsa studd going on... My former manager got all the rent checks... and is withholding them from me.. I DID NOT MANAGE TO PAY THEM ALL BY THE PAYOFF TIME TODAY. am I screwed for life?? will they all report 30 days late, which will not allow me to refi and get all my CC limits lowered? is there anything I can do?? will paying them all now (tonight before midnight) if they wont "post" until tomorrow, help?? help!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I WILL BE GETTING REPLACEMENT CHECKS, BUT THOSE HAVEN'T ARRIVED YET! IN THE MEANTIME, I GOT MONEY TODAY TO PAY THEM FOR THE MONTH.... BUT I DID NOT GET IN BY THE "CUTOFF (4 P.M.?? OF SOME BANKS DEADLINES.) MY SCORES WILL FALL.... MY CC LIMITS WILL GO DOWN... I WONT BE ABLE TO RE-FI MY LOANS... OR BUY MORE PROPERTY IN THE FUTURE... UNLESS I FIX THIS SOMEHOW.
CALL AND TELL THE MORTGAGE HOLDERS THE STORY... Tell them about the "THEFT" of the rent payments (THAT IS WHAT IT IS...THEFT)

I HIGHLY suggest calling the mortgage companies tomorrow. I have several properties (and hence, mortgages) and I have generally found that they can be very accomodating as long as they know in advance of a problem. Most of the time, the CSR can help you out. If not, ask to speak to their Manager. I have NEVER had a problem that a Manager didn't fix. Make sure that they electronically note on your account the outcome of your conversation (One time I sent two checks for two separate mortgages and one did not get credited. I called and it was resolved, but several months later showed up on my credit. Because they had documented my conversation in my electronic file, when I called to resolve the issue it only took about five minutes.) Don't freak out, this should be a pretty easy resolve.
