   im trying to get a family member a home loan and, with ficos in the low to mid 500s, family member probably wont qualify for A credit. however, does anyone know where i can get a subprime rate sheet for someone with bad credit.

   Have you tried any of the mortgage brokers in your area. FHA can lend money to someone who has scores in their mid 500's.
   
   I would search yhe FHA website or talk to a FHA specialist in your area.
