I have never been in a position financially to purchase a home. My kids are grown now, my employment is stable and salary growing steadily. I've actually managed to get a bit, not much, but at least some money saved. I've been working on my reports and although not clean, looking much better, and I'm not giving up. I hate to admit this, but I have no idea who to go to to see if I can purchase a house. I don't want to go to someone who will pull my reports numerous times. I can't do FHA as I still have some judgements. I've read lots of posts about mortgages and home loans, but they mostly deal with interest rates and some qualifying issues. Can someone out there please point me in the right direction to get started? We are looking to purchase in Kansas.
do you have bank you do a lot of banking with? i would recommend you start there - you don't have to go through a large finance company. and they don't have to pull your credit to just talk to you.
My experience was that a lot of brokers would talk without pulling a report, especially if you know your scores and can talk intelligently about what's on your credit reports. Just make sure you say up front that you don't authorize a credit report. My broker worked up our whole deal based on what I told him our scores were, he just warned me that if they were different when he pulled them at the end, the deal would have to change accordingly.
