    Would like more info pertaining to home purchase with low credit scores. I have tried to research a government program that would help me gain home ownership, so far no luck.

    atterberry, that person posted nearly a year ago.

    I asked you if you have spoken to a mortgage broker about your options? You'll get a lot more information if you are active rather than passive.

    100% financing is available with a 560 mid from a wholesale lender called MILA. I'm not sure if consumers can get a loan directly from them since I'm a mortgage broker, but I do know if you contact a mortgage broker and if you are in one of the states that MILA does loans in you can get 100% purchase with a 560 score. I'd compare what you could get from them directly and what you could get by going through a broker - each have different rates.

    Now please stop requesting information from the spammer who started this thread.

    you are correct that MILA does have this program, however they do NOT lend directly to borrowers and these loans are only available on the wholesale level. There are some other options that are available out there as well that are similar to this program but only on the wholesale side.

    They are a wholesale lender that us brokers have access to.

    yes i understand that.

    what kind of rates do they offer? and what is the min credit score on the 20%? is the 20% offered through MILA also?

    It's an 80/20 combo, no stand alone 2nd available so there are no score requirements for the 20% but there are score requirements for the 80/20 and it's a 560 for full doc, and they are both offered through MILA. Located in Washington.

    I am still a little offended that you thought I was a spammer and then go on to co-incide with helping consumers understand this program that is available to them.


    anyways, there are now other lenders as well that offer this and it a case by case basis available nationawide. Any broker should be able to help you out in finding this financing option.

    I'm sorry you are offended, my purpose on this board isn't to help other loan officers promote their products, I'm here to help consumers who post here (which is hardly any it appears).

    You posting your email address and saying "contact me, contact me" seems a little "spam-ish" to me. Again, sorry if you were offended. If there are rules about direct solicitation on this board they apparently aren't enforced.

    Imagine if every loan officer that visited this board says what they can do and posts a post about it with their contact information... SPAM CITY.

    never once did I say, "contact me, contact me." I just mentioned if customers wanted more details or had questions regarding the program to email comments or concerns.

    I am by no means licensed in every state, I am just showing them more options available to them considering it seems there are a lot of customers that think they do not qualify for 100% with a 560 Mid.

    by the way this is the general lounge and this is where you can help others out on things not directly related to credit.

    I hear you on the whole if every loan officer did it thing, however I am not saying everything I can do just a program that many have used and yes I do refer people to local brokers.

    I'm not saying what you did is wrong, I think it's great that others are willing to help out others. However, anything that could be asked about the loan program would better serve creditnet.com by posting the discussion in the forums rather than having other posters guess as to what people are emailing about.

    this is true. But some customers do not want to share their personal situations with others. I would entertain any questions asked on here no problem. But it just seems many do not want others to know their financial situations regardless the circumstances.

    Odd, at artofcredit.com people do it all of the time.

    Perhaps this place has more judgmental posters who would criticize someone else's financial situation, and that is why people are afraid to post their individual information.

    Part of the problem is that all of these posts are in the general lounge. When I see them I try do direct people to the credit forum, where they are more likely to be answered. I often don't check in here for months at a time.
