I live in pricey Southern california. I discharged a Chapter 7 BK 2 years ago. Currently I live with my parents. I make $55,000 a year and have money in the bank. Credit has been clean since the BK and I have credit cards and a loan on my used mercedes. I have to live in a really nice apartment or condo.

Any advice on how to negotiate would be appreciated.

I cant speak for California, but when I rented my apartment (Penn) the application said the bankruptcy had to be 2 years old and discharged, credit had to be 80% good and would require a larger security deposit for approval in such situations.

bankruptcy won't be a problem. the vast majority of landlords use a service in Arizona which screens tenants. an unlawful detainer (eviction) or an UNPAID charge off or collection will get you rejected for an apartment.
