Hey guys, It's been a LOOONG time since I've been on the board. Looking at all the news names, and posts, I can't fathom trying to catch up with everything and everyone. So I'll just say hello again! As for me, I'm still fighting the credit battle, getting some more card offers now (nothing to brag about--but at least they aren't all Cross Country "straight to the circular file" ones). Still have CreditExpert, although my score hasn't changed in 3 months...oh, well... As for where I've been, some of you may know that I got laid off from my job in October (me and about 500 others I work in telecommunications so it was almost expected! I got together with 3 of the folks that used to work for me, and we started our own company. We figured it was easier than trying to find full time jobs. Well the good news is that we just landed our first contract with a value of about $500,000 --- here's the crazy part, it's with the same company that we were laid off from in October, and they called us, not vice versa...Amazing, but God is good. We had our first formal meeting today, and I felt like the conquering hero walking those halls again. I'm still on the wagon as far as credit goes, CASH IS STILL KING in my house...if I can't pay cash for it, I really don't need it!!! Hope all is well with everyone, I'll be around more frequently now and help some more FHA/VA homeowner hopefuls out there!!! And this is still.....

I'm hanging onto my telecommunicatons job too, so I almost feel your pain. Folks are dropping like flies here. Anyway, I'm looking at an FHA loan in July '03 to hopefully buy my first home. I hope you can give me some good advice! Andrew
Andrew, good luck to you...my early advise regarding your FHA loan is to make sure that you have everything on your CR paid off/accounted for... With your current scores, you may have to pay a higher interest rate initially, but after a couple of months, you can do a streamline refinance down to basically the going rate. Doesn't cost a dime, don't have to show income, check credit again, etc. (I actually got a check back from FHA for almost $1000 -- somthing about interest prepayment, whatever, I was just glad for the check I haven't read your story, but is there a strategic reason for waiting until July '03? Nothing like a house when it comes to tax time
It's more of a personal dream of mine; I want to be grilling burgers in my new backyard on the Fourth of July, and i want to move to a new school district before my son starts 1st grade. I would be happy to buy the home earlier however...

Totally understand...here's what I did. I went to a mortgage broker about 1 1/2 years before I was "ready" to buy my house. Had him pull all my credit, etc. and he told me EXACTLY what I would have to do to get into a house based on my current situation (including how much house I could afford). I spent the next year or so getting all of those things done. Then when I was ready to buy, I called up a buyer's agent explained my situation and of course she knew of a lender that would do the deal (remember, if they don't sell you a house, they get no commission That was in March, and in May, I was in my house. So even if you aren't "ready" yet, it might be good to talk with someone in the mortgage industry. Trust me when I tell you, FHA WANTS YOU TO BE A HOMEOWNER!!! If you are worried about inquiries on your credit from the mortgage "check up" (my term), don't -- it'll be a year or so before you do the official process, and that inquiry won't matter at all! Hope this helps a little bit...
