I do have a question for LB though - 1*When I check my real estate ads, it appears as though mobile homes DO depreciate. Is this wrong? 2*I was always under the impression that they were like cars because they were mobile and had titles and they depreciate. 3*Can you argue they don't depreciate? nickpaige ============== 1*Get some real estate adds from 10 or 15 years ago and see if the prices for used mobile homes are higher or lower toady then they were then. I don't know what makes people think these homes are the only thing that is not affected by inflation! 2*They are not cars aren't mobile like a car and don't always depreciate like cars. When is the last time you saw moma and her 3 kids pull into wallmart in their mobile home? 3*The first home I sold when I started my company I sold it for $17000 which included a developed half acre lot a solid block foundation 3 concrete porches and sidewalks. Today my wholesale price is about twice that for just the home to order from the factory so you can imagine the retail cost. And we still don't have the land improvements or the sidewalks and porches. Would you call this depreciation? ********************************************** CONSIDER THIS Site built appraised at $100000 Purchased at $100000 Instant appreciation $0 FACTORY HOME Appraised at $75000 Selling price $70000 Instant appreciation $5000 ************************************** Now that I have given you some answers to your question I have one for you. How do you tap into the equity of a home? THE END ** *** ** LB 59 """""""""```~~~```'"""""
