I got through on equifax on hubbys report, can't on mine...his fico score says 650's can I assume this is accurate? Who is the most accurate? The individual CRA's right? There are 4 items listed as being disputed on the report..and they obviously receieved my fax of current address...that looks good. I guess I will try mine again...
Equifax is considered the most accurate because it is a true FICO score. Now, when an item is in dispute Equifax "throws it out of the equation" for FICO purposes. If any of the items you dispute end up remaining, your score will drop back down. But hopefully that won't happen
thanks jlynn, I guess I understand now...and I talked to the equifax CSR and we hooked my up with getting mine online the only thing is I just verified a old debt he asked for 2 cards and one is open and current so I gave him that one and then one that is old but the oldest and will fall off May this year...so I guess that isn't so bad, I could have given him the one that I have no idea where it came from but it is open and no lates I appreciate your input thanks...by the way how far out do you think we should try and get pre-approval for a mtg? We hope to close on something middl eof June beginning in July, is there a better time of the month to apply? Like before or after the current cards close for statements? Just curious, I need to utilize my score as much as possible nowadays..The weird thing about the different CRA's is that some have 8 accounts some have 6 anyway to dispute them against each other? That is if they come back verified...I will wait for sure... thanks again
Re: Re: jlynn need some help...whats new? Well, it generally takes about 30 days from putting a contract on a house, getting loan approval, and closing. I've been out of the biz, so I'm not sure if there are more delays because of the refi rush with all the great interest rates. If you are crunched for cash, you are going to want to close as near to the end of a month as possible. This is to avoid as much prepaid interest as possible. Ex. lets say your interest for 1 month is $1000. You would have to pay $33.33 for each day remaining in the month of June. Close on June 1 = $1000 out of your pocket, Close on June 28 = $66 out of your pocket. make sense? On to the CRA's - its not unusual to have different TL's on different reports. Not all companies report to all 3 CRAs. If I were you, I would wait for pre-approval until you get some baddies out of the way. A mortgage broker will generally tell you if there is anything open, you will have to pay it to close, so you want to get those out of the way first, and try and negotiate for deletion, which will improve your score. If you are paying down bills, you want to wait until they report which will reduce your margins. Sometimes you have to beg them to report payments! So, just stay on top of your disputes. You can have multiple disputes going with EX and EQ, but TU, you can only do another after one expires (this is really not true, but with TU you just have to deal with it). So get started, you have plenty of time, if you stay on top to maximize your score, and get the best interest rate possible!
Re: Re: jlynn need some help...whats new? jlynn, like I said thank you for all your help...the good thing is we only have abot 100 bucks in current debt on the report...we just paid it down from 500 to 80 something....and equifax is already reporting the new bal...experian is not and TU I am having trouble getting a report online....they sent me a letter saying they could not verify me (I am assuming they got my CRA dispute) asking if I would give them more info and so should I and just send it back? Thanks about the mtg info....I am so looking forward to having a home of my own...base housing is just getting OLD Even if I have to put up with a 7 % for a little bit I am willing to sacrafice to have a home, we have to start somewhere.... Well I am going to get out of here, its late...also I remember you saying something about talking to the lender about furnishings and whatever start up we may need coming to the states can they roll that into a home loan? talk to you soon....
Re: Re: jlynn need some help...whats new? Noooooo, I didn't say roll your furnishings into a home loan LOL. I said be open with your broker about your unique needs since you are returning from abroad. A good broker can advise you in how to utilize your cash available, scores, etc., and make sure you have a bed to sleep in and a car to drive once you get into your new home!
Re: Re: jlynn need some help...whats new? Does either of you or someone else have a good fax number for TU? Also, when you faxed the address dispute to Equifax, how long did it take to show up?
Re: Re: jlynn need some help...whats new? Teresa has gone to bed, she's about 14 hours ahead of us LOL! I have this fax number for TU - 714-738-3800 It worked last week. I'm in an EQ affiliate, so I can't help you there.
Re: Re: jlynn need some help...whats new? I found an old copy of a TU CR with my file number on it. It allowed me access to talk to a rep. I disputed the address and the name and they said it wasn't there. It still shows on my 3 in 1. Does this mean that the 3 in 1 is not showing accurate/up to date information or what?
