Late pays, a new home, please help!

    My wife and I are buying a new home and want to make sure we qualify for the best rate possible. We started on this board last year and cleaned our credit up enough to some some decent credit, retail, and gas cards. Last December, I was out of work injured for a couple weeks and lost some income. We got behind with a couple cards and now are seeking advice on how to clean up the lates and see if there's any way to have the companies forgive the lates if we bring them current:

    HHold Bank/Best Buy: 31-60 past due
    Diamond Shamrock: 31-60 past due
    Dillard's: 31-60 past due

    Does anyone have any history with these companies and cleaning up lates?

    We also had some of our mail stolen from our box, but I'm sure that does not wash as a valid excuse.

    If you are still a customer and the lates are recent, as in a year or two old, try calling and explain your situation or write a good will letter to them.

    Other then that and disputing it with the CRA I don't know what else you could do.

    Sometimes when disputing as "never late" you run the risk of losing the TL all together, even if it is an open account.

    Does anyone have specific experience with Household/Best Buy, Diamond Shamrock, or Dillards?

    Otherwise, I believe I will call and see how 'nice' they all are...

    What you need to be as far as getting lates removed is persistance.

    Do not give up with just one phone call or letter or what on CSR rep says to you.

    It might be the case that you just aren't talking to the right person.

    I found this to be very true when I wanted to settle some charged off accounts that needed to be paid last year prior to closing on my home. I had to call a creditor sometimes 10 times until i finally reached a person who was willing to help me with what I wanted when all the others said "Sorry we can't help you".

    I have also found a little tip along the way....Most of your basic CSR reps are not likely to want or can help you with removing any derogatory information. What you need to do is ask for the number to their executive office and find the person who is a executive correspondent or heck, even try and speak to the CEO or VP for that matter. I have found that by doing this and going directly to the top so to speak that these people are in a position to be more understanding and willing to help an honest person out.

    I settled a charged off account for 30 cents on the dollar by finally getting into contact with a person in an executive office who was willing to listen to my stupid BS sob story. Heck, I became an expert telling my own personal story over and over! LOL!!

    Try that approach and like I said, do not give up!

    i am no expert and only starting out myself. but i have been sucessful at getting a late pay off cra's, and the late pays were recent. i used the truth as my excuse, however, i just did it up a bit. the person i spoke with via phone was a csr rep. and it was a second phone call. like stated before, if one can not or will not help, keep trying til you get one who will or can. good luck

    UPDATE: So I called all three and honestly did not think any would budge...BUT...due to the incorrect address they had and my bills not arriving:

    ALL 3 deleted all late reporting to the CRA's, removed all late fees, AND set the current payment back to the original due before late! AWESOME!
