hmm. I'm interesting in putting down prefabs/modular homes here in NJ. then sell em off or rent them out. anyone ever done this? anyone here live in amodular or pre-fab? not a trailer...

LOL George, I'm just funnin with you, there is not a lot of difference today in what people consider "trailers" and modular, or pre-fab. IMHO they are just more politically correct names for the same thing. Trailers of today are built with wood!!!!!!!!! In fact, they are all built with wood, in a factory, and rolled onto a site.
"TRAILERS" have wheels and tires that are part of the structure...then they MUST cover them up with a metal skirt... In my county...they also have LICENSE PLATES...if double-wide...THEY HAVE 2 PLATES I live behind a TRAILER PARK...NO I'M NOT TRAILER TRASH!!! I live in a HOUSE
I am confused.... A mobile home is FACTORY built and is restricted to where it can go by county/city/community/whatever ordinances. They are generally required to be placed in ZONED land------->PARKS----->Mobile Home Parks. Harder time to get a loan and are subjected to higher interest rates. MODULAR homes are constucted on premises??? and on SITE???? I heard bankers consider these like regular HOMES? and they have no restrictions as to where they can be placed (any zoned residential.) So what are PRE-Fab homes? Can they be placed anywhere too like the modular and are they subjected to harsher financing like the Mobile??? Also, I read that if a PRe-fab/modular are sustained by concrete and the land is sold with the property, then they are viewed by lenders as regular homes, without the mobile home penalty? Anyone?
Now I think these guys do some impressive design. I wouldn't consider their homes mobile, they look just as nice as on-site homes: http://www.genesishomes.com/ourHomes/default.asp California Code permits a manufactured home may be placed anywhere a regualar on-site can be placed, assuming the construction of it meets or exceeds state/federal/local codes for on-site homes and it is placed in concrete foundation.
In case anyone cares.....pre-fabs/manufactured are built to a differenct code, HUD CODE than on-site and modular homes. Modulars are built to the same code as ON-site, UBC code I think it is called. Because modulars are built to the same code as regular on-site homes, they can be placed anywhere regular homes are zoned (assuming they are placed on permanent foundation). It seems that modulars are much cheaper than manufactured because the HUD code is a more expensive code to build. Based on a quote I recieved from a manufactured dealer and a modular dealer, the manufactured went for about DOUBLE the PRICE. I have been considering investing in land/modulars and have been looking into this..........
My brother lived way out in the country and it was much cheaper to put a modular on his land than to get carpenters out to build new. It was built to the standards of a house (real shingles, wall depth, and with regular sheetrock.) You could not tell it was not built there once it was in place. I think he paid around $68,000 about 5 yrs ago. Technically his would have been a triple wide since it came in 3 big sections.
