MBNA strategy? Validation? FACTA?

    I closed my credit account over a year ago and MBNA just put a 60 day late on my Transunion, saying I owe them 20 dollars for a back statement I pulled online.

    I quit MBNA a year and a half ago because of 30 day late and a computer glitch on their end, then when I paid of the closing balance some fees "popped up" and caused another 30 day late. I am a real estate investor and my credit score is very important, this is the fourth negative mark I have all from of MBNA, no one else, even though I've had 5 pieces of real estate and 4 cards. They have cost me big money in interest rate payments the past few years. I just want this new thing off.

    I can question validity of the debt, like where's the signature on it, or I can bring up that they don't have any FACTA notification on their bills (heard this was non actionable/623a) or I can say the address changed since a year ago.

    Have to think of something, also the thing will go 90 days late in 5 days, need to know whether to pay or not, even if I pay "under protest". Any smart people have a suggestion? Thanks.
