I have been reading posts on this board for several years and really am so glad that I have found it. There is a wealth of info here. I hope someone here can help me with the problem that I have. My boyfiend and I are trying to get a mortgage together. We have been renting for the past 6 years and have grown tired of paying high rent with nothing to show for, not to mention we have a 4 yr old child & a pug so having a yard would be great. We are in an apartment complex now. The good part is I easily qualify for the mortgage alone in the amount of 125k either through Sonyma or FHA. The problem is that is it's not really enough to get into a decent school district and a home that's not in a bad area or does not need much since neither one of us can do much outside of paint and small things. He has a judgement reporting on all 3 credit reports in the amount of $705 from 05/2002. I called the court & she told me that with interest the judgement is around $1087 now! He has one small medical for $205 and an old Calvary collection in the amount of $131. The 2 collections aren't anything big but how do we deal with the judgement? The mortgage officer told me that he has to pay all 3 things and get a revolving account to start rebuilding. After the accounts "age", we will be able to get an FHA mortgage. He knows that the judgement is his. The other issue is the other judgements he has have fallen off his credit reports. I know that means he still owes them and that they can add them back. He's only paying on one of these that fell off to keep them at bay since they tried to garnish his check several years ago. Does anyone here know if he pays off the 2 collections and 1 showing judgement, will we be ok as far as the mortgage process does? Do they do a public records search on you?
