My game plan . . . any advice

    Hi everyone,

    I'm starting the process of cleaning up my credit. My husband and i would like to purchase a house in 6-18 months. History is I have 10 positives on my credit and 4 negatives. I have about $40,000 in student loans I'm repaying monthly. No car loans, mortgage or credit cards of any type or personal loans.

    Here are the negatives on my credit.

    There is another one I didn't copy down its from a bank but now it's with a collection agency. I haven't paid this one and I recently received a letter in the mail saying I could settle for around $100. Which is a several hundred $$$ discount. I'm was thinking of paying, but first sending the payment by deletion letter. Does that sound like a good idea or should I do a debt validation letter first?

    With the above three listings I think my only option is to do a goodwill letter. Is this correct? All three appear to be "charged off" but they are all paid with $0 balance.

    Any other ideas you have given the above information would be excellent.
    I'll be posting about my husbands at a later date.

    I forgot to add the fourth negative I typed about with the bank that has now gone into collections began late 2006. (2006 was not a good year : )
