OT - What does landlord owe on mort

    I'm a landlord, the price I charge has nothing to do with the amount I owe. This is a verbal agreement only, you've nothing in writing at this point?

    The landlord may have financed the property without using it as security for her financing. There are many ways to structure RE financing without using the property as collateral. A line of credit, securites loans, etc. No recorded mortgage or DOT doesn't mean she's not obligated somehow, somewhere.

    Unless she tells you why it was deeded to her for a dollar you may never know what agreements or obligations she made if any to gain ownership of the property.

    It is easy to get enough information to know what the property is worth. Offer the $$ and terms you would be happy owning the property for. She will accept or not. Anything else IMO is a waste of time and effort.

    Can someone please tell me WHERE in any of my posts I said that the amount she owes is somehow related to what she is charging me? Everyone keeps pointing that fact out - have none of you read the posts?

    My issue is simply the fact that at the outset, she seemed fairly open about selling (and $45-$50K is about right) - that's not my issue (never said it was). However, I made an offer of $50K about 2 months ago and all of a sudden I can't get a callback or a straight answer from her regarding selling OR at what price.

    An jrjr....I have no problem with someone disagreeing with me. However, the mean-spirited sarcasm isn't required by folks such as lbrown. he reminds me of the type of person who is a real loudmouth only because this is a anonymous forum. Maybe I'm wrong but the fact remains - one can easily disagree with someone without the flip sarcasm.

    This makes more sense as values are not based on what you owe on a home.To bad values aren't based on what you owe because if they were I would not have to pay any taxes on my home because I don't owe anything on it.

    I'm confused.. So just because one poster spelled out MORON, but the other only insinuated it in the tone of his posts, this makes one of them right and one of them wrong? Bottom line is that we're all here to learn or we wouldn't be here, so the debate on insult and sarcasm is moot. If you don't have anything nice to contribute, then please just don't post.

    2*Did you make the offer in writing?
    If not here is what I would do if I was still interested.
    Present a written offer containing the offered amount and the terms you're willing to accept.
    In this offer give her 10 days or however long you wish to accept your offer.
    If she does not accept or counter offer by the dead line move on toward to finding another property.

    3*What did I say that you found mean?

    4*And so can one do it without Name Calling.

    Let's make this easy. Unless you have an intelligent insight to a question that I post, and you can respond without the flip sarcasm (i.e. what do you expect her to do? Charge you $0.10/month rent until she makes her $1 back?), keep it to yourself.

    If you disagree, fine - disagree without the sarcasm - it's not necessary to get your point across. When you present that type of tone, you illicit responses such as mine.

    I have been in the housing business for the past 29 years.
    Prior to starting my business I had 9 years of personal experience in the field.
    I believe 38 years of experience qualifies me to speak on the subject.

    You can speak on the subject - nobody is disputing that. My issue is that I took your sarcasm personally. I said/did nothing to warrant it. This poster is commenting on the fact that you acted like a moron with the tone of your posts and I called you a moron.

    No, I meant that the condescending tone of the replies submitted were just as bad as if he had outright called you a moron for asking the question in the first place. Maybe things just look harsher in writing.

    You are absolutely right and I don't think alot of people realize that. That's why I got upset - I felt like I was being criticized for asking the questioin.

    Well, unfortunately this board does tend to deal with topics that are already emotional to people, so it's probably hard not to personalize. Just don't let it sidetrack you from the answers you are seeking. Like I said, it probably sounds harsher in print, but most likely no offense was meant. Good luck to you!

    The ten cent thing was an illistration of why the amount owed by the owner was not a good indicator.
    It had nothing to do with my opinion of you.
