Prequaled for mortgage!!

    Applied for prequal with about 2 internet and 2 local agencies because we're going to look for a house. The internet sources didn't work out and they were quick to notify us as such. Sometimes email isn't the *best* form of communication. Anyway, with this news she was down in the dumps about not getting approved. She was ready to throw in the towel.

    But today, she got a phone call from one of the local companies (they're owned by a realtor). He apologized for not calling earlier, he was out sick. So he talked to her at lenght about some derogs on her report. There's a 4 year old judgement that was actually paid through a credit counseling service but I can't get her to ride their butts to have it removed...yeah, I know--I could have used that for the basis of saying "I told you so. Se, if you had cleared that up, we wouldn't have been denied." But you know what? I like breathing. ;-)

    He tells her that there are only one or two other things that need explaining or clearing up including my 5 year old R9 from RNB. Then he dropped the bomb on her: We're approved for up to $230,000!!!

    If only we could buy the house we're renting right now---I hate moving!!!

    I don't understand...you're pre-qualified or pre-approved?

    Sorry--we're pre-approved...we did this to get an idea of how much we could get for a mortgage. The only thing we need to do is [a] try and clear up the items he mentioned if there's time (or at least show a copy of the check used to pay off an account) provide 2 months of bank statements [c] provide 200 and 2001 W-2/tax returns and [d] pick out a house!

    Oh good, congratulations! I guess all the excitement got your words mixed up.

    Just don't let them rope you into a deal you can't afford.
