property tax liens

    I am pretty new to the boards here but have been following them daily and have learned a lot recently.

    Like many of you I am hoping to get a mortgage soon and need to improve my reports a little

    Other than a too hi utilization rate on my cards (about 40 %) my main problem is several old tax liens showing up on Exp and TU.

    I have formulated a plan of action on dealing with my tax liens and welcome any comments as to wether its a sound plan.

    The tax liens date back to 1994 and go thru 1997 and are for a boat property tax that I never got the bills for.

    I live in CA so unpaid tax liens are reported for 10 years, paid tax liens reported for 7 years from date of payment.

    I have 5 seperate liens with original amounts of 100 dollars each. With penalties and interest they are about 250.00 each now.

    I figure I will pay them one by one and get a release of lien for each one. Here is where I need advice. I dont want to send in 15 dollars to record each lien release with the recorders office because that means the lien release will go on my public record file for seven years. Rather I plan to just keep the release un-recorded and I can show any mortgage co. my copy so they know its been paid

    I have two liens showing on exp. Have had no luck deleting them in 3 tries. 5 liens show on TU no liens show on Eq. The ones on exp will fall off in 2005 and2006 (10 years since filing)

    The 5 on TU I have not tried disputing yet. The last one there will fall off in 2007

    Just an update.

    I must have done something right. I was approved for a new conventional mortgage today on a vacation home, even with some paid tax liens.

    Eq= 702-fico
    TU= 655-fako
    Exp= 658-fako

    congrats!!

    many times the mort people will accept documentation of events if it helps prove your case. Just saying the lien was paid won't do but if you have proof then they could reason that the release just hasn't been recorded (of course, they probably assume you're having the release recorded)

    Yes, good point. I am just saving all the lien releases to have them recorded all at the same time. In the future at some point . :) Meanwhile here are copies of the lien releases.
