What are they going to need?
Do we have to sign 100 papers again?
Can the "REAL PROPERTY NOTICE OF VALUE" be used so no appraisal has to be done?
Can this be done in 30 days or less?
    13 years into a 30.

    FHA 50% EQUITY?

We kinda' want cash out...BUT NOT AT THE EXPENSE OF A LOWER RATE.

I already talked to the owner of the company about doing a RE-FI by e-mail...

She said we can do it all on the phone, e-mail, snail mail, fax, visit the office (5 blocks from work)...

If I fax the stuff so she can start MONDAY AM...what information should I send???

AM I GOING TO GET AN INSTANT DENIAL BECAUSE OF THE "GEORGE FACTOR"???

    Dear GEORGE,
We regret to inform you that your application for Credit has been denied. This decision was not based in whole or in part on race, creed, religion, age, gender, marital status, ability to pay, creditworthyness, income, debts or assets. Our underwriting department decided that because your GEORGE, you don't qualify, We regret any inconvience this may have caused you.

    sincerely yours,
    THE BANK

    George;
My sister just refinanced her townhouse. She has over $100,000 in credit available, was using about 10% at the time of refinance. It took her less than 2 weeks, there was an appraisal and they did come inside the house. She got a 15 yr at 6%, she did it all through our www.creditsense.com website. BTW, her income is less than 50k a yr.

Good Luck and get some cash.

Can the "REAL PROPERTY NOTICE OF VALUE" be used so no appraisal has to be done?

I DON'T WANT TO TAKE A WHOLE DAY OFF WORK SO SOMEONE CAN TELL ME WHAT MY HOUSE IS WORTH AND PAY FOR THAT PRIVILEGE...

I DON'T CARE IF THE APPRAISAL WOULD BE HIGHER THAN THE COUNTY NOTICE...

    I'm not going for a 100% or even 90%...IT'S 80% MAX...

My current CREDIT CARD PORTFOLIO is 4.90% down to 0.00% with a few exceptions (higher) that get PAID IN FULL...

George, sorry, I know they came in the house. My sister had her daughter in the house, so she would not miss work. She did less than 80%, she only wanted some money for new windows and doors.

Check with the lender that you select. Appraisers can be allowed to do other than full appraisals as long as you are made aware of them and they don't charge full appraisal price (some appraisers do online appraisals and charge full price anyway).
That type of appraisal is not as accurate but may for your situation be sufficient.

    Hope this helps.
