and they TOO may have UNCONNECTED sewer lines from this inefficient sewer utility)
    Why Chat

Not only that but these unconnected folks may have been getting billed and paying this company for all these years for nothing.
If It were me I would be nosing around and talking to a lot of my neighbors.

Slapping myself in head DUH! Whychat brings up a good point. (I should know, live in the country).

You may not even need to resort to a snake just yet.

    1. Pull your survey and see if it shows the septic system. Was there an inspection done? What did the home inspector indicate for a sewage system?

    2. I don't know what state you are in, but in TX, sellers have to fill out an intensive disclosure form for the buyers. If you have this, did the sellers indicate septic or sewer?

    3. Check with the neighbors that have been around a few years. As mentioned, sewer lines can be run when a city is extending, but that doesn't mean the previous owner opted in to the service.

    4. As George and I both said, regardless, you are only responsible for the past 8 mths if you indeed do have sewer.

2* the sewer lines were discovered and traced back to a completely different company.

3*The company when looking at their records realized they had never billed this house for service.

4*Somehow the address was not entered into their system

5*now they want me to pay for all of the past years of service

6*So because of their negligence they say I owe $2000 because they never bothered to bill the previous owners.

7*They said that they would send a bill to them if I could track down where they lived but I know that it was an elderly lady who died and then her son inherited it. He got it foreclosed so highly unlikely they will pay.

    2*What is this companies name?

3*That could be because there is no service to it.

4*Probably because the lines weren't connected to the sewer system.

5*I don't think this different Co. ever provided service.

6*You're not responsible for the former owner - PERIOD!

7*This Company missed the deadline for filing any claim they may have had against the property. Once the estate was settled they became S O L and can't collect from anybody.

This gets more interesting. I've been reading through all of our paperwork at the time of closing and there no mention whatsoever of this sewer company. They are called Hazel Dell Sewer District(btw I live nowhere near Hazel Dell).

There is a page called Utility Service covenant. It was signed by the developer of the subdivision in 1982. It says they requested that their water and/or sewer be served by the City of Vancouver. Then it goes on to state that by agreeing to this they also agree that the city is considering annexing the property and if they want to the owner cannot disoute it. It metions water and/or sewer several times on the document so why are they not servicing the sewer? There is no way that anyone would know otherwise from the title search.

It wouldn't show up in a title search. It says they "requested", but did Vancouver ever OK it? Was the subdivision ever annexed into the city? Who is servicing your water now?

The document was stapmed and filed with the City of Vancouver on Aug. 22,1982. I pay the CIty for my water service now.

The most likely source to find out about septic tanks is your local county health department since they are the ones who regulate them

If there was no lien at the time of the closing, the title company is off the hook. If there was a lien and they missed it, they are required to pay it.

I would probably get an attorney involved, expecially if you are threatened with forclosure. Cease and desist 'em, then wait to be hit with a lawsuit.

let them "prove" it to the judge.

Something seems very odd about all this.
Sewer systems depend on water to operate.
That is why both services are provided by the Water Company
If the water company does not provide sewer service the only alternative is a septic tank.

I Would check with several of the other Homeowners in your subdivision and
see it they have been getting sewer bills from Hazel Dell Sewer District. Perhaps they are paying for service not rendered by Hazel Dell Sewer District.

In my 30 years of being in the housing business I have used both methods of handling sewage.
I have also developed a subdivision.

I would think that the neighbors on both sides of you should know for a FACT if you are on SEWER or SEPTIC TANK!!! UNLESS THEY HAVE BEEN THERE LESS THAN YOU...

Do you have very green grass??

A septic tank makes the grass very lush and green...

    Really!

I just talked to some neighbors that have lived here for 17 years. They said that they do pay Hazel Dell but about 15 years ago this happened to everyone in the cul de sac. The sewer company wrote it off for all of them and regular billing began. Now my house should have been included in this. If they had properly investigated the cul de sac and the billing error this would have been resolved 15 years ago.

At least I have more information to question them abou tomorrow.

    +++++++============
1*Exactly what happened to them back then?
2*Hazel Dell may be billing them when they aren't even tied into Hazels system
3*Not if it isn't hooked up to their system!
4*There was probably nothing to investigate about your house at the time because it wasn't connected to the system.
5*Here are some questions I have about Hazel Dell.
A*You said in another post Hazel Dell was no where near you.
B*How can a company not in your area provide sewer service to you?
C*Do you know where their sewage treatment plant is? Have you seen it? How far is it from your home?
D*As I said in another post sewer systems need water to operate. Where is Hazel Dell getting the water?

There is no way one company can provide water and another company sewer!
The water company provides both water and sewer or they provide just water.
In cases where the water company only provides water the sewers have to be septic tanks.

I can't comment on Kim's situation but in my area I have sewer service provided by my township and the water is from a different company not located in my township. Two separate bills paid to two different places.
