Here is my situation in a nutshell.. EX-638 EQ-613 TU- 642 Looking to do a rate/term refinance. Balance on 2 Mortgages 219000 Value Of Home 255000. No cash out just want to consolidate the 2 mortgages into one at a decent rate. Can verify income at 150,000.00+ per year.One charge-off in 11/00.(4200.00). I am looking for a decent,honest lender and wish to avoid places such as "LENDING TREE" due to the fact I do not want my credit pulled over and over again,simply put,I want to do this once. Anyone have aany suggestions on a lender. I reside in Florida.Thanks,Ritch
Our mortgage is thru Chase here in Florida. We got it in 2000 (from a refi) and just refied again from 8.75 to 5.75 a few months ago. I've been happy with them and I like the fact I can register for free on their website and pay my bills online (mortgage and car loan and CC's all on one website), thus saving postage and time in the mail. You may want to discuss with them about a refinance. Our scores are where you'rs are but we have no negs on them either so I don't know what they will say about the charge off.
One of the first things I always ask is "who has your mortgage right now" to anyone wanting to refi. Lots of times if you obtained a loan through a bank branch directly you may be able to get a "free" refi where they modify the rate and term of the loans. The fees for these can be anywhere from free to 400 dollars...which no matter how you slice it will always be better then what a different lender can do. Make sure that when you look at refinancing you find out the COSTS of the new refi and see how long it will take to make up the costs of just refinancing in your lower monthly payment. Lending tree is not neccisary as most every lender in your score range can offer the same rates/terms. I suggest contacting a couple of lenders or mortgage brokers and see which one offers the best service and of course costs/rates. Good Luck.
another thing that is not mentioned here and yes I am a mortgage broker, is how long you plan on living in your current residence is also going to play a big role in which it would be wise or not to refinance. If you want an honest opinion on your current situation without me pulling your credit, just give me a email with a detail of your situation in terms of the current balance on the 1st and the 2nd and who they are currently with along with your current rates etc. do not email me personal information it is not needed to help you determine if it is wise or not for you to pursue refinancing, thanks! Maybe a lil less solicitation will make people more at ease that your answers are truth based and not based on getting them to call you. I would offer your advice in the hopes of helping people and not simply gettong a "lead"
exaclty why I do not ask for personal infromation....I am answering loan scenarios not trying to get their personal information.
