Removing 30 day lates

    My husband and I talked to a mortgage broker yesterday to find out if we can qualify for a loan. She pulled our CR and my husband is fine but I have 2 30 day lates, from 2 different creditors. One is from 2-2001, and the other is from 3-2001.

    I have disputed both with the CRA's and they came back verified. They only show on Experian and TU. I talked to the 2-2002 creditor on the phone and they said no way will they ever remove.

    The broker said that because we have a BK our reports have to be clean for 2 years. Are there any amazing tricks to remove these or am I stuck renting for another year?

    I am so depressed about this. I have spent months trying to get my credit fixed so we can buy a house. I was under the impression that it was one year of clean so I went in thinking we were in the clear.

    First of all, you should pay to pull all six credit reports and scores before you see a broker. If you can qualify for a free Trans Union report, just order the report because the score comes along with the report. Then you know where you stand. It would be good to have the major bread winners middle score at 661 or even better 681. As far as a BK goes, usually you have to wait for two years from the date of dismissal to get a grade A mortgage loan. How long has it been sense your bankruptcy was discharged?

    As far as the 30 day lates, if you are current with the accounts, you don't have any leverage. If you are sure you were not late, you could threaten to sue the creditors.

    Six??? Erik, do you know something that you would like to share with the rest of us? Even if you include Innovis I only get 4? What 2 am I missing?

    By the way, some states like mine allow you to pull one report a year for FREE from EACH bureau not just TU. Also, most scores you get are not your FICO score, the myFico.com score is the only one that will get you your true FICO score. And getting 6 (again fronm where) might really get you confused...Worthknowing 5...myFICO 670..Innovis 0...CreditExpert 770. hmmmmmm.

    I get six from two people being married. Three credit bureaus times two people equal six credit reports.

    As far as the cost of getting credit reports, I am sorry, there are several instances when you don't need to pay. If you want the details it is as follow to the best of my knowledge.

    You can get your credit reports free from any of the three major credit bureaus if you meet one of the following Criteria: If you have been denied credit, insurance, employment, housing, or suffered some adverse action such as a reduction in a credit limit in the last 60 days.

    In some states you are entitled to a free credit report once within a calendar year. These states are Colorado, Georgia, Maryland, Massachusetts, New Jersey, and Vermont. In Georgia you can get two free reports per calendar year.

    You are entitled to one free credit report in all states, in a one year period if, you are unemployed and intend to apply for employment in 60 days, are a recipient of public welfare assistance, or you have reason to believe that the information in your credit file is inaccurate due to credit fraud.

    The costs for your credit reports vary but are generally a maximum of $9.20 each including sales tax.

    I have all of our credit reports. I know exactly what our scores are. That wasn't my question. I was wondering if anyone had a miraculous way to remove 30 day lates listed on my CR. FHA doesn't care what your scores are as long as your CR is clean for 24 months following BK.

    I have 2 from 13 months ago and 14 months ago. I just wondered if I should dispute them every month, write a letter or give up and rent for another year.

    Cats,

    Tell me, have you disputed these lates w/ the original creditor. By that, I mean asked them for a full audit of the accounts, date payment due, balance, etc.

    Also, were these actually late? You also might just try to get them to remove the lates via "goodwill adjustment". Give us some more info on the circumstances. You do have some options here, so chin up.

    Also, are the accounts in question paid off?

    Think STRATEGY....
    1) Dispute late pays on all 3 reports - lates may (likely) come off of at least 1 report.
    2) Use the report that now has no lates as evidence to dispute the lates on the other reports.
    3) Repeat as needed!

    Has worked for me - I would try this before you start talking to the creditor directly (for me this is a last resort).

    I did call one of the creditors and they said no they wouldn't remove. I did a planetfeedback on the other and haven't heard yet.

    One card I will pay off within the next few days. The other one will be awhile.

    I have only disputed so far with the CRA and they always come back verified.

    I hadn't thought of asking for a full audit. Maybe that's an option. Thanks

    Ok, I just disputed them online. I'll wait out the 30 days and go from there. I will just keep at it trying new things. Worst case I move next March instead of now. I can still start planning for it
