I just got a $40K renters insurance policy with guarantee issue for $46 month - through Balboa Life. This came as a guaranteed offer to AMEX cardmembers - you cannot pay a one time annual - it needs to charge monthly to the Card. I bought it because there was no credit check. But,\ I have my automobile with GEICO and love GEICO and they love me LOL! Breeze, with GEICO, think there would be a way to get a Renter's Policy - or combine something with my auto policy? Again, if they must pull credit, I will wait another 18 months and have it pulled with no negatives? Any advice? Any ideas gang? THX - dogman
We have our Homeowners and auto insurance with Geico. They may have something for Renters. I'd call and ask questions.
The GEICO policy is Traveler's (on GEICO paper). Actually, they are kind of high in many states, they do pull credit. GEICO is supposed to be looking for another company to issue their policies, I will let y'all know when they find one.

$46 a month would be high here, dog. But you're in SF so I assume that's probably pretty good. I pay $239 a year for $37,000. Virginia is a good state for insurance.
I've got renters ins. through Erie Ins - no credit check and I deal with a local independent agent -- $137/yr. for $25,000 coverage. I've been with them 2 years.
Breeze I live in Virginia and I only pay $187.00 a year for $65,000.00 with Allstate. I do have my auto with them and 4-wheelers with them, but they have always given me good rates been with them 12 years.
Your apartment must be over the fire station!! <g> Allstate has some good rates, but unfortunately, the auto quote I got from their quickquote site would be about $400 a year higher than what I have with USAA. A lot depends on where you live, when it comes to renters.
Breeze I live in southwest Virginia. The town I live in does not have fire hydrants if you can believe that. I asked my agent about that one and she couldn't even make a comment. I might get it cheap because I have multiple policies with her, but I'm not sure. I rent a house and that might be the reason also. I live in the country.
Are you real near a lake or reservoir? They have huge pumping stations and tremendous capacity, that would do it. They just hook the truck or hose up to the pump, and have tons of water. Also, low threat of theft and vandalism.

When I lived in SOUTHERN CALIFORNIA...there were MANY fires...and I saw ads for "SWIMMING POOL" FIRE HYDRANTS...you have a special high-powered pump in the pool that connects to a fire hose and fight the fire...
...also I installed "RAINBIRD" sprinklers on the fence in the back yard...because we lived behind a "WASH" that was DRY 99% of the days...
A lot fire departments have "SWIMMING POOL" pumps also...DROP IT IN THE POOL AND START PUMPING... MY neighbors got the BRIGHT IDEA...call the FIRE DEPARTMENT and ask if they needed to "TEST" the "SWIMMING POOL" PUMP TRUCK...they got their pool drained real quick...for free...we had to use 4 or 5 garden hoses and it seemed like it took FOREVER!!!
Southern CA is a whole other story when it comes to fires - a lot of the southwest is like that. Basically, you have oily vegetation and very dry conditions part of the year - fires go out of control very very quickly. Some areas in the southwest, you must have the land cleared for a certain distance around your house as a fire "block," and build a circular area for firetrucks to turn around in, because the fire can surround th house and block the trucks in so they can't get out. Unreal. And y'all think hurricanes are dangerous, LOL!!! Swimming pool pumps sound like a good idea!!

Our last rented "home" was a condo and we paid $18/mth for 65k in contents coverage. Our new house has a total of 342k in coverage - 157k in contents and the rest covers the house/property. We pay $39 per month including a surcharge of $5/mth because of the houses age ( built in 1905 ). I phoned 20+ insurance companies. Only 4 would extend coverage because of the houses age and 60 amp electrical service. The other quotes were between $85 and $145/mth. Be careful assessing your contents coverage. I thought the 65K was enough to cover a total loss. The wife and I did an inventory and priced everything out. It came out to over 150K.
techman, do you know why it was hard to get coverage? Because of the risk of electrical fire. Better get that stuff updated!! Today's small appliances and light fixtures are not made to operate on order electrical systems - they will overload it and it is dangerous.
MY IN-LAWS HAVE 4 (YES 4) CIRCUT BREAKERS FOR A 3 BEDROOM HOUSE... My house 20+ years old has 40+...it's NOT really enough...
