    After renting houses mobile homes and trailer spaces off and on since 1965 here is my profile of renters in general.~~~~~~~~~~~~~~~~~~
    case1*Rented a trailer lot.The guy goes to work.When he came home that evening the trailer was gone.His wife decided to leave him and took trailer and all with her.
    case2*Rented moblie home and included elect. in the rent.Got an elect. bill for over $300.Pretty high for back in 1967.Was running the AC 224/7 with all the windows & doors. wide open.
    case3*Rented another lot.The guy got behind on rent because he found out the water well pump was connected to his Electric Meter.and was refusing to pay the rent.To make him happy I disconnected the pump from his meter.The next day he was on my case because he didn't have any water.I told him if he wanted water the pump had to be hooked back up to the meter.He wouldn't let me do that so a day or 2 later he skipped out owing me 3 months back rent because he did not have the water.
    case4* Sued a renter for unpaid lot rent won the case.They had no money so they gave me the trailer.After selling the trailer I still lost about $500.oo
    case5*Was renting a house.Gas line went bad.Spent $700 to put new one in.Two weaks later the renter moved out.Never did recoupe any of the $700.
    case6*Less than a year later the same thing happened at another house.Wasn't about to spend another $700 and take a chance the renter would move out again.Told the people the place was no longer available to rent and never rented it again!case7*Rinters have had friends drop off appliances at the place and it cost me $5 each to have them hauled away.

    What is your point, besides trying to disparage people who rent.

    OK, after being a slumlord and failing to maintain adequate and reasonable living conditions for my tenants they moved out on me....and all because I wouldn't spend funds to maintain the dwellings in a condition that I would allow my dog to stay in. What's wrong with people these days!?!

    Get a clue!

    How many years of experience do you have as a landlord.??????

    Why was it the renter's responsibility to help you recoup the $700 you spent to fix a bad gas line to a house you owned?

    Maybe you would have had better luck renting out single-family homes, duplexes & the like rather than mobile homes/lots that attract more transient people.

    I agree momof3. I was gonna ask that in my original reply but it irritated me to the point to where I HAD to find out what point he was making.

    I have said this before, and I will say it again... His posts NEVER say anything. If he asks a question and you answer it, he diagrees.


    We all are aware that he believes that FICO is a scam, if he didn't have those charge offs maybe just maybe his score would be higher. Now I agree, FICO is not perfect, don't get me wrong. But people that don't pay their bills late (or don't pay them at all) love it.

    As far as replacing the gas line...the house was not in livable condition, I do not blame them for moving out. They should have not had to pay to replace it, that is your responsibility. I once had a landlord like this. Around here we call these type slumlords. You should not manage properties if you can not afford to repair them if problems arise. You kicking them out for the other gas problem proves my point. You my friend need help. Maybe Doc can find someone in your area.

    Basically it is lbrown against the world. Sounds like it always has been.

    CASE 8*
    The one that caused me to get out of the rental business.

    Rented a house to a girl.She later let her boyfriend move in with her.

    This guy was a con the landlord expert.
    Next thing I know he has her file a complaint against me with the court concerning a list of trumped up failure to repair items.When a tenant does this the monthly rent is supposed to be paid to the court.She was already 2 months past due on the rent when she did this.She never did pay a dime of rent to the court.The only way out of this is eviction,but you can't do that because it's called retaliation and carries heavy fines if you try to evict.
    In essence I was stuck forever with a non paying renter who was trashing the place and no way out of the situation.All I could do was set back and watch.

    There are con artist like that who live rent free by moving from landlord to landlord pulling this scam.

    I have just given 8 examples of why landlords do the background and credit checks.

    These kind of things have happened to to many landlords to often.
    ===================================
    IF renters had policed there own ranks perhaps the checks would not have become necessary.

    I can't feel to sorry for renters as they are just reaping what they have sown:

    People on the landlord thread were wanting to know why landlords pull credit and back ground checks.

    Your whole case is based on people in trailers. To generalize ALL renters using your experiences with just this particular type of renter is wrong. There are good people in trailers and there are bad. The same holds true when it comes to single-home rentals and apartment rentals.

    Generalizations such as yours are what polarize people.

    The were talking about pulling credit reports on renters so why don't this have anything to do with credit?
