Renting with bad credit

    Hi all!

    I have two paid judgments on my credit report as a result of a lunatic roomate sticking me with rent. I need to move to the city where I'm attending grad school, and I'm afraid this blemish will hurt my chances of getting an apartment in a decent area. I found this company that guarantees apartment approval--has anyone here heard of these folks?

    Dispute them. Judgements for not paying rent are just as bad as being evicted. You can probably pay first and last month rent and get an apartment , too.

    ..you may have to pay a higher security deposit as well.

    here's my story.

    I went straight to the manager, he is the one who authorizes "Lease or dont" the leasing agents have no say.

    I said, what up? I like these apartments. My credit sucks. He said, well thats a requirement to have reasonable credit since the rent is $1000/month.

    We came to an agreement to pay full rent deposit at time of move in (on top of first month's rent).

    Now come 12 months later, the manager said "we'll refund all but the standard deposit amount since you've been so good for a year".

    Of course, $1000/month is pretty high rent for georgia, i could get the same apartment for $550/month in a ghetto apt complex, and they probably would not have cared about credit.

    Talk to the manager of the apartment complex you really want to move in to, They are flexible, since they want to keep 100% occupancy.

    Well, since I posted my message something new has developed:

    I responded to an ad for a one-bedroom condo for rent. I is privately owned, and since the owner wants first and last month's rent plus a security deposit of $250, I assume he will not bother to do a credit check. I have good references from my last landlord, so hopefully this will work out. The owner has also discussed doing a rent-to-own which would help me tremeendoulsy. I'll keep you guys posted...

    Ha -- "I is privately owned" is kind of funny, in a Blazing Saddles sort of way...

    Sounds good, but do not assume that he won't do a credit check. after all, he has to cover himself legally in case anything happens in the future. He may not pull it, but be prepared in case he does...

    When I was in the throes of credit hell, I always rented from individual owners. A good reference and a rent paying tenant is all they really want.

    Only time they ever asked is when the owner was a realtor. I refused, they rented to me anyway.
