   I was wondering if verbal contact would be more effective than a letter at this point. The letter basically states delete the listing due to your negligence or complaints will be filed and you may be sued.

   Verbal communication does not provide you with any proof should this matter end up in court. I've read that some due phone CA's, but I prefer to do everything in writing.
