    I guess you cannot go wrong at any interest rate. After all, you'll make it up on the depreciation, right?

    Kind of like a business man who sells each item at a loss, but makes it up in volume....

    I think the original poster bought a mobile home with an 11% mortgage, and was excited about the purchase.

    I was making fun of the fact that mobile homes depreciate, and that the poster could offest the high interest rate with the MH depreciation tax deduction....

    The only depreciation I'm aware of is what I call artificial depreciation.

    As a real estate agent, I can bet that you would consider a sink hole an unfinished basement.

    Moble homes, over time, depreciate. The land under them may or may not.

    Sounds like you need to look a little longer term than your 3 year comps.
