tried to refinanced but was denied due to...

    the information below. can someone explain what this means?
    under credit score disclosure it reads
    1. used brokers FICO 650 to qualify transunion
    2. 39 serious delinquency
    3. 10 proportion of balances to credit limits is too high on bank revolving accounts
    4. 2 level of deliquency on accts
    I don't quite understand the above. also, with reference to #2, I only have 4 accounts in bad standing and I'm disputing them. my husband has 9 and I'm also disputing them. where do they get 39?

    Hmmm, that is strange.

    Perhaps you should try another broker.

    39 is a Fair Isaac reason code for serious delinquency
    10 is a Fair Isaac reason code for high revolving utilization
    02 is a Fair Isaac reason code for level of delinquency on accounts.

    Each is a number applicable to all three CRAs. Some reason codes apply only to one CRA or another.

    19 Date of last inquiry too recent, for example, applies only to TransUnion Empirica scores.
    19 on EQ and EX means "too few accounts currently paid as agreed."

    (there's a reason I collect all this stuff, you know)
