I pulled my individual bureau scores some months ago and the following day I had a tri merge done by a mortgage broker. The difference was unbelievable. An average of 100 points difference. My tri merge was very higher. I have recently increased my credit score through debt validation and investigation so I am wondering if the same results may be reflected if I run another tri merge report. Does anybody know how this scoring system works?

The individual credit scores you pulled probably weren't your FICO scores. 95% of mortgage lenders will want to look at all 3 of your FICO scores when reviewing your application, so make sure you're comparing apples to apples.
