WA State Judgement-Settle question

    $1800 judgment. 6 years old, expires 8/2004. 10 year SOL, in WA state. The girl and I want to buy. Money lady say, judgement has to go away.

    dang! say I... ( and other, choice expletives )

    I have challenged and its been verified, just fired of a online dispute again, maybe I'll get lucky this time. I had 2 others deleted.

    I am unable to prove improper summons, etc. It was for back, unpaid rent.

    basically I did it.

    I am looking for links, hints, pro-cons, suggestions on approaching the old landlord and attempting a settlement, I also need to know what legal documentation I would need. I plan on visiting the Court house this week, and asking the court clerk, but I doubt they will be very helpful. My thanks to anyone with valued insight, form letter, suggestions, warnings, etc.

    I went from a 496 fico to a 660

    CREDITNET RULES.

    at he 660 score the 1800 dollars is very minimal compared to what having to get a loan with a judgement and getting one without one will be. (ok did that make sense?)

    I am in WA also and it is a suprise to me that the SOL is 10 years, I was under the impression that it was 7 years....learn something every day. I am a mortgage guy and started out not knowing much about credit (as most mtg professionals dont) but every day I am learning more and more and it blows me away what a farce the whole credit based lending is.

    Is the 1800 dollars REALLY going to make you a better borrower? Is something that you did 8 or 10 years ago even close to a reflection of the type of person you are now? Heck, 10 years ago I was washing dishes at a Shari's Restraunt and here I am in finance working with 100's of thousands of dollars and peoples financial life.

    I know I am not saying anything you dont already know but it just amazes me how rediculous it is that people have to jump through the hoops that they do. I have a pretty good feeling that the landlord will take the money and provide documentation of it being paid.....and maybe even take it off.

    You are so close (relative) to the SOL date that it would be foolish for them not to strike a deal with you. Once you do have the mortgage guy yer working with rapid rescore it as well.

    what do you mean, "at closing" I have offered nothing. debating on waiting it out, less than a year, but they could always renew....


    COME ON WHYCHAT WHERE ARE YOU!!!!

    Offer to pay it off IN FULL at closing. Bring the cashiers check with you to the closing in an envelope. On the outside of this envelope write the address where the check needs to be sent to on a yellow sticky. Mention something to the fact that this is where they want it sent.

    Of course the address is really YOUR new PO Box, one town over. In a few days you get your check back. Take it back to the bank and tell them you did not need it.

    I did this at my closing and it worked like a charm for a old JC penny/GE Capitol with a $1200 balance. I did not want to pay it as it was just a few months from SOL.

    I closed on my house, and the TL vanished a few months later.

    then they renew. tack on the intrest.. 7 YEARS of interest...

    and come after my new house house.

    Will someone that actually KNOWS whats up, please post?!?!

    The 10 year Wash. judgment is NON renewable.

    Wait it out.

    Opt out on your credit reports to prevent "poisoning". You will have a higher score, a better deal and more $$ to put as a down payment.

    I'm sorry, I don;t quite get the short hand legal-ese

    Opt out of my credit reports? I don't get it. Please clarify. The judgement drops off in less than a year,and I just made sure the coresponding address wasn't on the reports, and online disputed.

    mebbe I'll get lucky.

    say I wait, and spend 1200$ a month for 8 more months in rent=9600 subtract the 1800= 7800 in potential equity....

    then again, they could say, after 7 years, we want interest, and you now owe, thnk you VERY much 5000, etc....

    So yer advising this guy to comit mortgage fraud? On the basis that you havent been caught YET or got away with it?

    Amazes me how people get pissed at "slimy" mortgage guys that "lie" to them (when lots of times it is just error) yet they "with hold" information or...worse yet...outright lie about paying an account off at closing.

    Blows my mind.......somehow I wonder if it is this mentality that got you the charge offs/collections in the first place.
