In 30 years of studying and working with housing I've learned a lot about both factory and site built homes. I have also heard all the arguments concerning site built versus manufactured homes. It's a mute argument because there is no such thing as stick V S factory. One of my favorites is when I would give a person a price on a home and they would come back with I can get a house built for that. I know a man who owned a lumber company and a concrete plant who thought he could build the same home for less than the local Mobile home plant. So he got the price from the M. H. Factory and set out to beat it. By the time he got the home framed up and the roof on it he had way over the factory's price in it and a long way to go to complete it. If a guy like this can't beat the factory price how can you get it for less from a builder who is paying more than wholesale for the materials? I once worked in this same factory and they produced 1 and one houses per day. How can a builder compete with this kind of volume? Look at labor cost alone The factories labor cost for one house was less than one days labor. Compare that to a builders cost of labor on one house. I've had a builder stand right in the living room of one of my homes and tell me flat out that there was no way he could build someone a home like he was in for any where near the price I had on the home. Of course neither he or any other builder is going to make that confession to his customer. This is the only home widely available whereby one can buy a home and fund for retirement with the same down payment and monthly payment. The END ************************* LB 59
