you WOULD do yourself a favor and try this first: http://www.almaden.ibm.com/cs/people/sandeep/mortgage.html play around with the interest figure and look what a 1 point difference can make. It's unbelieveable. Don't jumpinto a 12% interest rate loan and regret it later. Good luck. Go FHA if you can an get a nice 5-6 % interest loan.
